1. Services

1.1 HouseMaster provides you with the functionality and platform to enable property seekers, property owners, certified real estate agents, and developers to list, discover, and transact properties for rent, sale, or lease across residential, commercial, industrial, and land categories located throughout Ghana. Features and functionality may vary depending on device configurations (e.g., desktop vs. mobile browsers).

1.2 Services provided by HouseMaster do not include: (a) offline backup services; (b) bespoke software customization; (c) hardware maintenance or on-site attendance at your premises; or (d) correction of defects caused by faulty user equipment or acts beyond HouseMaster's reasonable control.

2. General Terms

2.1 These terms and conditions (as amended from time to time) contain the entire agreement between you and HouseMaster relating to the subject matter covered and supersede any prior agreements, representations, or proposals, whether written or oral.

2.2 Each provision of this agreement shall be construed as separately applying and surviving even if for any reason one or more provisions are held to be inapplicable or unenforceable under relevant law.

2.3 Either party retains the right to terminate this agreement at any time. Termination notifications should be communicated in writing or by email to our official contact channels.

3. Specific Terms Relating to Property Listings

In listing any property or space on HouseMaster, you warrant and agree that you must:

1. Only list properties that are presently available for sale, lease, or rent and which you have been legally authorized to market;
2. Accurately indicate the true geographic location, pricing, and specifications of the property;
3. Ensure all submitted photographs, floor plans, and media accurately represent the property and are free from third-party watermarks or deceptive borders;
4. Not include extraneous promotional web links, external advertisements, or misleading contact redirects within listing descriptions;
5. List each individual property only once on the platform to prevent duplicate spam in search feeds;
6. Promptly update or archive the listing once a deposit has been taken or the property is no longer available.

3.1 HouseMaster will not, to the full extent permitted by law, be liable for errors, misplacement, amendment, omission, or temporary failure to publish any listing.

3.2 You warrant that all submitted materials comply with all relevant laws of Ghana, are not fraudulent, defamatory, or obscene, and are not misleading or deceptive. HouseMaster reserves the full right to vet, approve, modify, or unpublish any proposed listing that fails our quality and verification standards.

4. Personal Data & Account Obligations

4.1 Data provided voluntarily: To register an account as a buyer, property seeker, owner, or agent, you agree to provide valid, current, and verifiable information including your name, email address, telephone number, and verification credentials where applicable.

4.2 Automatically collected data: HouseMaster collects diagnostic usage data, referring URLs, browser/device types, and interaction metrics to optimize security, prevent automated abuse, and enhance service delivery.

4.3 Transaction data: When you purchase boost packages or listing enhancements, financial details are processed securely via authorized third-party payment gateways. HouseMaster does not store full payment card details.

5. Confidentiality & Privacy

Each party agrees to maintain the confidentiality of non-public technical, commercial, or operational information exchanged under this agreement. Disclosure is permitted only to authorized professional advisers bound by confidentiality, or where required by competent regulatory authorities or court order under Ghanaian law.

6. Intellectual Property Rights

All copyrights, trademarks, branding, database rights, software code, and interface designs on HouseMaster are and remain the exclusive property of HouseMaster Company Ltd or its licensors. Users may not scrape, copy, reproduce, or redistribute platform assets without prior written consent.

7. Copyright Infringement & Takedown

If you believe in good faith that any content published on HouseMaster infringes your copyright or trademark, please send a written takedown notice to contact@housemaster.house identifying the copyrighted work, the infringing URL, your authorization, and contact details. We will review and act swiftly upon verified claims.

8. Limitation of Liability

While HouseMaster exercises reasonable endeavors to maintain platform security, accurate listings, and smooth operation, the platform is provided on an “as is” and “as available” basis. HouseMaster makes no express or implied warranties that services will be completely uninterrupted or error-free. Temporary technical interruptions or scheduled maintenance do not constitute a breach of agreement.

9. Charges, Boosts & Non-Refundability

Basic searching and browsing on HouseMaster is accessible to all property seekers. Specific advertising enhancements, premium listing boosts, and professional agent tiers are subject to published rates. All promotional fees and listing package charges are non-refundable once activated.

10. Indemnification

You agree to indemnify, defend, and hold harmless HouseMaster Company Ltd, its directors, officers, employees, and agents from any claims, losses, liabilities, legal fees, or damages resulting from your breach of these Terms, your violation of any third-party rights, or any content or listing submitted under your account.

11. Third-Party Links & Integrations

Our platform may reference or link to third-party resources, map services, or external websites. HouseMaster is not responsible or liable for the content, security, or privacy policies of third-party websites or services.

12. Governing Law & Dispute Resolution

This agreement is exclusively governed by, construed, and enforced in accordance with the laws of the Republic of Ghana. The courts of Ghana shall have exclusive jurisdiction over any disputes arising out of or in connection with this agreement or the use of HouseMaster services.

1. Multiple Listing Service & External Sources

Property search results on HouseMaster may include listings submitted by independent property owners, developers, and registered estate agencies. While we perform verification checks on seller credentials, listing particulars (such as exact square meterage, boundary demarcations, zoning permissions, and utility connections) are furnished as courtesy information and must be independently verified by the prospective buyer or tenant.

2. Consumer Responsibility & Professional Advice

By accessing HouseMaster, you acknowledge and agree that you assume full personal responsibility for your reliance on property search data. We strongly advise all prospective purchasers and tenants to engage certified legal counsel (such as a qualified Ghanaian real estate attorney) and licensed property surveyors to carry out search reports at the Lands Commission of Ghana before executing financial agreements or exchanging funds.

3. Non-Endorsement of Third Parties

HouseMaster does not endorse or guarantee the services of external financial institutions, mortgage lenders, contractors, or third-party agencies linked through our website. Links and mentions are provided solely for convenience and do not constitute an official endorsement or guarantee by HouseMaster Company Ltd.

4. Platform Availability & Maintenance

Continuous effort is invested to ensure HouseMaster runs smoothly and securely 24/7. However, HouseMaster Company Ltd takes no responsibility for, and will not be liable for, the website being temporarily unavailable due to routine infrastructure upgrades, telecommunication failures, or technical challenges beyond our control.
